What Dallas Homeowners Miss
After a Hailstorm
North Texas sits in one of the most active hail corridors in the country. A significant portion of Dallas County receives measurable hail at least once a year, and in active spring seasons the number of events can climb to four or five. Most homeowners know to call their insurance company when golf-ball-sized hail comes through. Fewer know what to look for when the storm appears, from the ground, to have done no obvious damage at all.
That category — the storms that seem inconsequential — is where the most consequential damage hides. What follows is the inspection sequence we walk through for our members' properties after any significant storm. The goal is not to find damage for its own sake. It is to know, with confidence, what the home's condition actually is.
The Roof: What You Can't See from the Ground
Shingle damage from hail is rarely the catastrophic, obvious failure that homeowners imagine. A hail hit on an asphalt shingle granule creates a soft spot — an area where the granular surface has been knocked away and the underlying mat is exposed. From the street, it looks like nothing. In the next rain, water begins migrating under the shingle. In six months, there's a stain on the ceiling in a third-floor bedroom.
The inspection matters. For homes with slate, clay tile, or standing-seam metal roofs, the failure modes are different but no less important: cracked tile, compromised ridge caps, dented flashing around chimneys and skylights. These materials are durable against normal weather but can be damaged by hailstones above a certain size in a way that isn't visible until water has already entered the building envelope. A post-storm roof inspection should happen within 48 to 72 hours — both because of insurance documentation requirements and because certain types of damage are difficult to attribute to a specific event as time passes.
HVAC Condensers: The Most Overlooked Casualty
Exterior HVAC condenser units sit in the open air, by definition, and their aluminum fins — the thin parallel blades that facilitate heat transfer — are remarkably vulnerable to hail. Even a moderate storm can bend these fins across 20 to 30 percent of the condenser's surface area. The unit will still run. It will just run less efficiently. For a home with three or four condenser units, this can translate to materially higher energy costs and reduced equipment life, neither of which announces itself with any visible symptom.
Fin combs exist to straighten bent fins, and in mild cases a technician can restore a condenser to near-normal function. In more severe cases, replacement is warranted — and under a properly documented insurance claim, it is typically covered. The key is inspection before the next cooling season begins, while the damage can still be accurately attributed.
Gutters, Downspouts, and the Drainage System
Gutters absorb a significant amount of hail energy and show it clearly if you know what to look for: dents along the face, separation at seams, damage to downspout sections and their connections. In many cases, gutter damage from hail is covered under the same claim as roof damage. More practically, damaged gutters that don't drain properly become a foundation and landscape issue — water management is one of the most important long-term factors in a Dallas home's structural health.
Windows, Screens, Seals, and Exterior Finishes
Window screens are almost always damaged by significant hail — and almost always overlooked because they still look like screens. The more consequential question is whether window seals have been compromised. A failed insulated glass seal doesn't fail loudly; it fogs. Months after a storm, a homeowner notices a hazy quality in a window and assumes it's surface grime. It isn't. The seal has failed, the argon or krypton fill gas has escaped, and the unit's insulating value has dropped materially. Exterior paint and wood trim on older homes, particularly those with painted wood windows and door surrounds, also warrant close attention. Hail creates micro-fractures in paint films that don't blister immediately but begin admitting moisture within a season or two.
The Documentation Imperative
Insurance claims for hail damage are time-sensitive in ways that aren't always communicated clearly. Most policies require that damage be reported promptly, and adjusters are trained to distinguish fresh storm damage from weathering. Photographs, timestamped within hours of the storm, are the most useful documentation — not just of the damage itself but of the storm's intensity at the property. We recommend that every homeowner maintain a post-storm documentation protocol: photograph the roof from street level and any accessible vantage points, photograph all exterior equipment, and note the date, time, and approximate hail size. Why This Matters More for Fine Homes
The stakes of missed damage scale with the home. A missed window seal failure in a standard home is a $400 glass replacement. In a Park Cities home with custom-sized bronze-framed windows, the same failure is a six-week lead time and a four-figure unit cost. Slate roofing, custom millwork, and specialty mechanical systems don't have the same commodity replacement market as standard residential materials. The cost of a prompt, thorough inspection is always a fraction of the cost of addressing deferred damage — and in fine homes, the multiplier is higher. Knowing the full condition of your home within 72 hours of a storm is not caution. It is stewardship.
