What estate management actually means

An estate manager is the single point of accountability for a property. Not a handyman, not a property manager collecting rent from a tenant — an owner's representative who knows the house, holds its maintenance calendar, manages the trades who work on it, and answers when something goes wrong.

In practice, that means the roof gets inspected after the hail rather than after the leak, the HVAC is serviced in April rather than during the first 105-degree week, and the person who shows up already knows which valve to turn.

Every system on the property has a service interval — HVAC before the Dallas heat, irrigation before the freeze, roof and drainage after hail season. We hold that calendar and execute against it so nothing waits for a failure to get attention.

A vetted trade bench, managed for you

Estates need specialists, not a general handyman with a ladder. We maintain the relationships, verify insurance and licensing, schedule the work, supervise it on site, and stand behind the result.

Lock-and-leave oversight

When the house is empty — a month at the lake, a season abroad — someone should still be walking it. Interior and exterior checks, mechanical verification, and a documented report each visit.

Project and renovation management

Larger work needs an owner's representative. We author the scope, source and vet contractors, hold them to it, document progress, and administer the warranty afterward.

Emergency response, same day

A burst supply line at 6am is a different problem when someone answers, dispatches, and is standing in your kitchen before the water reaches the millwork. That is the difference members pay for.

A written record of the property

What is the difference between estate management and property management?

Property management runs a rental for a landlord — tenants, leases, rent collection. Estate management serves an owner living in (or regularly returning to) their own home. The work is preventative care, vendor supervision, and household coordination, not tenancy.

How is it different from home watch?

Home watch is observation — someone walks the property and reports what they see. Estate management includes that, then acts: scheduling the repair, supervising the trade, and confirming the fix.

What does estate management cost in Dallas?
