Major repairs and renovations are also separate. The question to ask is not "is this expensive" but "what is the displaced cost." A working framework:

Estimate, honestly, how many hours per year the homeowner currently spends on house operations — scheduling vendors, supervising work, paying invoices, responding to surprises, researching trades, sitting through service windows, and managing the small decisions that pile up.
